Project Overview: Hodges & Hicks General Contractors was originally hired to bring a new medical office building to market for two local development firms: Gibson Group and Anderson Group. The project set forth to create a new opportunity for a healthcare tenant to bring medical services to the growing Brookhaven Community. With proximity to MARTA and many surrounding businesses and neighborhoods, this location was primed for success. Preconstruction, value engineering, site logistics coordination, scheduling, and general contracting services were provided to make this vision a reality.
Highlights:
- Aligning the visions and driving consensus amongst the two development partners was key to success.
- This prime location with close adjacency to Peachtree Street, a MARTA train track, and UHaul rental facility presented many logistical challenges and limited laydown area.
- Significant preconstruction efforts made way for advanced planning for the precast parking deck component, which preceded a year-long procurement process.
- To optimize the schedule and maintain DOT right of ways and pedestrian sidewalks, teams worked diligently to complete the main envelope on the front elevation first, working their way around the back and to the parking garage.
- Halfway through the building process, additional investors were brought into the deal. Hodges & Hicks remained flexible to amendments and changes throughout the construction process.
- Interior renovations were performed simultaneous to the construction of the base building, requiring constant proactive communication and coordination with multiple tenant contractors as the core and shell neared completion.
- Hodges & Hicks completed the tenant build-out on the first floor of the building for The Ear Nose & Throat Institute as well as all of the Piedmont Healthcare build-outs: Ortho Atlanta, Pulmonary Critical Care and Sleep Medicine and Ortho Atlanta Physical Therapy.
- Quality control was closely monitored as the building featured unique radius masonry openings and large windows.
Results: Due to the close management of the budget and schedule of the building, developers were able to lease the space within the building and identify new investors, which made the project a success. Beyond the revenue opportunities it created, the new medical office building brought more healthcare solutions and providers to the Brookhaven community. The ground-level entrance integrated into the surrounding streetscape and now sits as a landmark off of Peachtree Street.
Project Scope
Brookhaven Medical Office Building features new construction of a three-story 56,000 sf medical office building housing Piedmont Healthcare and The Ear Nose & Throat Institute and an accompanying precast two-tier parking deck for 170 vehicles.
